The following are list of exclusions which are not currently supported for paid property valuations:
Residential
- 2 or more dwellings
- Development potential
- Specialised use (e.g. Retirement village units, hostels, aged care units, short-term accommodation)
- Display home, serviced apartment or student accommodation with lease greater than 12 months
- A property for which a residential use is not permitted
- Mixed-use properties (e.g. shop and residence)
- Properties subject to Moiety Title (SA), Purple Title (WA), Stratum Title, life tenancy or similar (including Residential units in a ‘tenants in common’ development, excluding single home units).
- Properties subject to the ACT Land Rent Scheme
- Property size is less than 2ha for Desktop valuation
- Property size is less than 8ha for Short form valuation
Commercial
- 4 or more tenants
- Non-commercial property including residential and agricultural property
- Commercial property with the highest and best use being multi-lot subdivision
- Englobo/subdivisional land
- Vacant Land
- Residential Development
- Non-residential development
- Shopping centres (unless within scope parameters)
- As if complete/to be erected property
- A land locked property
- Specialised commercial properties (freehold/leasehold/going concern)
- Health/Medical
- Education/Schools
- Specialist Disability Accommodation
- A property for which a non-specialised commercial use is not permissible (retail, industrial, office)
- Bed & breakfast
- Boarding house, hostel, student accommodation or university apartment
- Pub/club/gaming properties
- Childcare
- Development site
- Hotel/motel style apartment
- A property relying upon non-conforming use rights for commercial use.
- A single commercial property with a title other than Torrens Title, Strata Title and Community Title (excluding Perpetual Leasehold in ACT)
- Life tenancy
- Land subject to licence to occupy
- Viable income producing rural or agricultural/primary producer property
- Retirement village, hostel and aged care unit
- Brothels
- In One Line Valuations (except where there are 2 or less units/lots with a single lease)
- The existing improvements on the property are incomplete, under construction, subject to known or suspected structural defects or requiring essential repairs, as determined by third party data providers, online cadastral mapping and imagery services or previous valuations, general knowledge from the valuer or as noted on the instruction from client.
